Heritage Slate Roof

01 Background
The maintenance team required an inspection of a key heritage building on the property. Access was by drone and on foot, with every roof plane photographed and assessed.

Roof slates
Full replacement advisedLocation: Entire roof
Observation: This roof consists of Welsh Penrhyn slates, generally in deteriorated condition. Many slates demonstrate cracks, posing a significant water ingress threat. Further slipped slates are evident across the roof. Variations in age and profile demonstrate previous maintenance.
Recommendation: Given the extent of mixed repairs and the deteriorated condition of the slates, full replacement is advised. Budgeting for a re-roof program is recommended.

Valleys
Full replacement advisedLocation: Wherever two roof planes meet
Observation: Lead valleys are heavily oxidised and showing advanced fatigue throughout. Slates abutting the valleys are slipping and, in some cases, loose and blocking the valleys. Previous temporary repairs are evident.
Recommendation: Given the extent of mixed repairs and the deteriorated condition of the valleys, full replacement is advised as part of a re-roof program.

Lead box gutter
Full replacement advisedLocation: Internal lead box gutter
Observation: The lead lining along the panels is heavily oxidised and has reached the end of its serviceable life. Visible fatigue cracking and surface delamination is evident throughout. Several slates at the gutter edge are cracked or displaced, posing an opportunity for water ingress.
Recommendation: Full replacement of the box gutter is advised. Budgeting for a re-roof program is recommended.

Batten roll roof
CriticalLocation: To the face of the building
Observation: This roof is showing a significant level of surface corrosion — the entire roof is covered in advanced rust. Flashings and gutter components appear equally corroded, indicating the end of their serviceable life.
Recommendation: Given the deteriorated condition of the batten roll roof, full replacement is advised.

04 Conclusion
The entire roof is in a critical condition and has reached the end of its serviceable life across multiple systems simultaneously.

01 Background
Commissioned to investigate an active leak. The roof was assessed element by element, with the leak traced to the roof plumbing rather than the roof sheeting itself — a distinction that changes the scope and the cost considerably.

Flashings
Budget for rectificationLocation: Entire roof
Observation: Flashings on this roof are of concern. Evidence of numerous band-aid repairs has been made to flashings — this indicates previous leaks in relation to the flashings. Whilst we have not linked the flashings to the current leaks, it is likely they could become defective soon. Note that due to dissimilar metals, the lead over-flashing is beginning to affect the steel.
Recommendation: Begin budgeting for rectification.

Eaves gutters
Clean & install leaf guardLocation: Perimeter of roof
Observation: The leaks related to this roof are in relation to the gutter systems and associated components. Due to large amounts of surrounding trees, debris builds up in the gutter systems, which is greatly impacting the roof’s ability to efficiently direct water.
Recommendation: Clean gutters and install leaf guard to combat debris build-up.

Downpipes
Budget for rectificationLocation: Perimeters of roof
Observation: The current issues with this leak relate to roof plumbing. The downpipes are of significant concern — they are clogged with debris, which then builds up in the valley. This acts as a dam, preventing water from being correctly directed and placing pressure on other roof items.
Recommendation: Budget for rectification. Clean out gutters and downpipes, and install leaf guard.

Valleys

Observation: In correlation with the rest of the roof plumbing systems, the valleys occupying this roof are also of concern. Debris is building up in the valleys and acting as a dam, not allowing water to be correctly directed.
Recommendation: Clean out valleys and install leaf guard to the valleys alongside the gutters, so debris cannot enter the water course.

04 Conclusion
The inspection identified several key areas requiring attention to ensure the long-term integrity of the roofing system. While the overall condition of the roof is satisfactory, specific issues need to be addressed to prevent future damage. The roof sheets are in good condition and unlikely to be the cause of any leaks; the roof screws, however, are in poor condition with significant rusting and should be replaced. The gutter system, downpipes and valleys are experiencing significant debris build-up from surrounding trees, impeding water flow and causing the blockages behind the reported leak.
Recommendations summary: Replace corroded roof screws, begin budgeting for flashing rectification, and clean out gutters, downpipes and valleys. Installing leaf guard is recommended to prevent recurrence. Continue annual inspection of sheets and flashings.
