Combined Asset Management

Inspect. Maintain. Protect.

Planned maintenance programmes, drone condition reports and defect rectification for property portfolios across NSW and Victoria — backed by 24/7 emergency response when something fails.

Explore

The problem

Roofs only get attention when they leak.

We’ll always take the emergency call — but reactive attendance is the expensive kind. The repair is bigger, the access is urgent, and the damage below has already happened. Deferring maintenance doesn’t save the money — it moves it into next year’s budget with interest.

And because nobody’s keeping a record, you can’t say which roof goes next. So the spend stays reactive, unbudgeted, and lands in the wrong month.

Why Combined Asset Management

Reporting is only as accurate as the trade behind it.

We maintain commercial roof assets across NSW and Victoria. The reporting came out of the maintenance — not the other way round.

That’s why our numbers hold up, and it’s why the scope we hand you is one you can act on immediately — with us, or without us.

What sets us apart

01

Maintenance is the business

We’re on commercial roofs every week — clearing box gutters, chasing leaks, replacing flashings, re-roofing. The reporting is a product of that work, which is why it reads like a trade document, not a consultant’s assessment.

02

Trade-accurate, because we’re the trade

Remaining life, sequencing and cost assessed by the people who quote and complete this work daily. Not an allowance, not a five-point rating scale. Numbers you can put in a capital submission and defend.

03

Actionable, and tender-ready

Every finding located, photographed, severity-graded and costed — with a scope of works written so it can go straight out to tender. If you want three prices, take it and get three prices.

04

And we can do the work

Licensed roofing crews in-house, so when you’re ready to act you’re not starting a procurement process from scratch. Minor repairs through to complete re-roofs, on live and occupied sites.

How it works

From inspection to rectification — one partner, proven methodology.

01

Observe

Systematic on-site inspection using drone technology and on-foot assessment — every element documented.

02

Evaluate

Material condition, defect severity and remediation options assessed by hands-on roofing specialists.

03

Report

A clear, actionable document — condition summary, prioritised recommendations, photographic evidence and trade-accurate estimates.

04

Rectify

Unlike inspection-only firms, we execute the work ourselves — minor repairs, major maintenance or complete re-roofs.

The deliverable

A report that drives decisions

The fine print

Your warranty has conditions. Most owners can’t prove they met them.

The warranty requires

A minimum six-monthly fresh-water wash of all areas not normally washed by rain.

The warranty excludes

Failure to remove debris — or to allow free drainage.

That second exclusion is the one that catches people. A blocked sump, a clogged downpipe, a box gutter that can’t take the flow — every one of those is a drainage failure, and every one of them is on the roof, where we already are.

Roof warranty is only as good as the maintenance behind it.

Why the record matters

In a claim, the owner carries the onus of proving maintenance was done. A dated, consistent photographic record is what turns a warranty from a document into a defence.

Safety

Your building keeps running while we’re on it.

Schools in term time. Offices in trading hours. We work above people who don’t know we’re up there — and that’s the part that takes planning, not the roofing.

Access and inductions are arranged before we arrive, not on the day. Exclusion zones and plant movement are planned around student and tenant movement. Works over occupied space are programmed into term breaks or after hours wherever the defect allows.

Our specialisation

Heritage roofing specialists

Sydney’s most significant buildings carry materials and methods that most contractors don’t recognise — let alone fix. Our drone and on-foot inspections identify every defect, from broken slate and failed bedding to displaced flashings and open joints. We document everything. Then we fix it.

Condition assessment first

We inspect heritage roofs before we touch them. Broken slates, failed bedding mortar, lifted flashings and open joints — all identified, photographed and priced before works commence. No surprises on site.

Lead & copper flashings

Hand-dressed lead soakers, stepped flashings and copper valley linings executed to heritage specification. Material compatibility and galvanic protection managed as standard on every job.

Terracotta & Marseille tile

Original profile matching, mortar analysis and sympathetic replacement of heritage terracotta. We source period-appropriate materials and understand the structural implications of older battening systems.

“Having one company that can both assess our roofs and actually fix the problems has been a game-changer. No more coordinating between inspectors and contractors.” Facilities Manager — Major Property Portfolio, NSW
