What you are actually buying
A roof that gets looked at before it leaks, and proof that it was.
A planned program is not a cleaning contract with a roofer’s name on it. It is an annual inspection of every roof you own, drone and on foot, with the gutters and drainage cleared and checked on the same visit, the small defects fixed while we are up there, and every one of those things photographed, dated and filed against the building.
The point is the record as much as the roof. The standard COLORBOND® steel warranty excludes failure to remove debris or to allow free drainage, and in a claim the owner carries the onus of proving the maintenance was done. Annual roof inspection
Every roof in the portfolio, drone and on foot, every element photographed and graded. The baseline that everything else is measured against. How we inspect →
Gutters, sumps & downpipes
Box gutters, sumps, rain heads and downpipes cleared and checked for free drainage — the failure the standard COLORBOND® warranty excludes.
Flashings, penetrations & plant
Every place something comes through the roof or sits on it. Sealed, fixed and recorded before it becomes a leak.
Fresh-water wash
Areas the rain never reaches — under eaves, behind plant, beneath solar — washed to the schedule the warranty sets, and photographed done.
Minor rectification on the visit
Slipped sheets, lifted flashings, open joints, cracked slates. Fixed while we are there, rather than written up for a second visit.
The record
A dated photographic file per roof per visit, a defect register with what was found and what was done, and a forward budget for what is coming.

How a program starts
Usually with a leak. Most of our portfolio clients came to us reactive first — a make-safe, a dated photographic record, a written scope for what comes next — and the program grew out of not wanting to do that again. The other way in is a condition report across the portfolio, which sets the baseline and the first year’s budget — or, for the roof that has leaked three times and been fixed twice, a water-test leak investigation that finds the cause before anyone pays for a third repair.
Either way, the work is done by licensed roofers who quote and complete this work every week, on live and occupied sites, with site-specific WHS plans and Safe Work Method Statements, prequalified on Cm3, LinkSafe and Rapid Global.
